Brookdale announced the completion of the Brookdale Galleria acquisition, a 244-unit IL/AL community in Houston, for $23.4 million. Located adjacent to The Galleria, the asset is slated for capex-driven repositioning to lift occupancy and near-term EBITDA, funded by cash on hand and an expanded credit facility. The deal strengthens Brookdale's owned real estate portfolio within its existing footprint.
The deal adds a high-quality asset at a favorable unit-cost, expands BKD's owned portfolio, and targets near-term EBITDA uplift, supporting a constructive read-through for valuation, pending execution of capex plan and occupancy ramp.
Acquisition is accretive to BKD's EBITDA with near-term uplift from repositioning over 12–24 months.
M&A; aligns with Brookdale's disciplined capital allocation to own high-quality communities within its footprint, potentially boosting EBITDA through asset repositioning.
